Wild Pines Website Has An Owners Only Page
You may have noticed at the top of our website in the menu area is a section called "Owners' Page".
This area contains documents and updates for owners only. To get permission to access the Owners' Page you'll need to create a login with an email address and password. Once you've done so, it will be forwarded to the webmaster who will email you to confirm that you are an owner. Once confirmed, you will have access to Wild Pines forms, meeting minutes, budget info, etc.
Leasing of Units
If you sell or lease your Wild Pines Condo, below is the form that you must complete and file with Gulfbreeze Property Manament.
A copy must also be provided to Bonita Bay (BBCA) per its by-laws.
Rentals are one week minimum
lease terms.
Failure to record your lease with BBCA will result in a denial of access to amenities including the beach club and shuttle buses.

Best Practices Guidelines for all Owners and Renters of Units
GULF BREEZE MANAGEMENT SERVICES manages the care of the Wild Pines association. Should you

SUGGESTED YEARLY MAINTENANCE
1. Hot water heaters need to be replaced approximately every 10 years. Leaks are destructive. Some
water heaters come with leak detection.
2. Air conditioners need to be inspected and serviced once per year at the owner’s expense and the
service documentation turned in to Gulf Breeze Management. The AC drain lines need to be cleaned
out every 6 months. We have common drains so if you don’t clean yours, someone else may
experience water in their unit. Clogged lines may cause the air conditioner to stop and leak into your
unit and those below. Service contracts are available.
3. Dryer Vents vent to the roof and are cleaned bi-annually by the association. If your dryer isn’t
working properly, you may need to have it cleaned in between.
4. When you or a renter leave the condo for more than 4 days,
turn off the main water valve in your unit.
5. Hire a professional plumber to inspect water supply pipes to your unit for corrosion or damage.
Aged pipes can corrode leading to flooding.
COMMUNICATION BEST PRACTICES
1. Provide contact information including email, phone number and access to each condo to Gulf Breeze
– either a key or a code.
2. An invitation to Appfolio was sent to all owners with an email on file from Gulf Breeze. This is a good
way to communicate with Gulf Breeze and will provide information as well. You can also call Gulf
Breeze. NOTE: Only owners have access to their Portal and Appfolio.
3. Use the Wild Pines Website for information and contact numbers (www.wildpines.us).
4. Keep a file with all owner’s manuals/receipts for reference to pass on to future owners.
WILD PINES SERVICES AND SUGGESTED CARE
1. Grills are available near the pool and between the parking lot of buildings 3 & 4.
Please turn off the gas when finished.
2. Bike racks are available in each building and the bikes should be hung up in the designated area in
each building. There are external bike racks in the parking lot.
3. Tennis Courts are for Wild Pines owners, their guests, or renters. Pickleball, skateboarding and other
sports is not permitted. Pickleball can be played at the Riverwalk Park Courts.
There is a bulletinboard with available play time schedules.
4. The pool, hot tub and pavilion are for Wild Pines owners, their guests, or renters. NO glass is
allowed in the pool area. All food needs to be eaten in the pavilion.
All food trash should be takenhome and NOT placed in the garbage to eliminate rodents.
